Study on the Tourism Carrying Capacity of the Municipality of Athens

The project involves the development of a Tourism Carrying Capacity (TCC) Study for the destination of Athens. The study was conducted by the Municipality of Athens through the Development Agency of Athens SA (Develop Athens SA), in collaboration with the technical office “Gimisis+Associates” and the Department of Tourism Studies at the University of Piraeus. An innovative methodological approach was employed, applying Geospatial and Statistical Analysis at the neighborhood level. The study utilized indices (tourism & sustainability-related) based on Greek and international literature, with the primary goal of identifying neighborhoods with high, medium, low saturation, as well as those that remain unsaturated till now.

Seven (7) strategic pillars were formulated, focusing on a framework of sixty-three (63) actions with a defined timeline and recommended implementation stakeholders. The Municipality of Athens is a pioneer in adopting the applied methodology (neighborhood-level indices, big data analysis, field research).

Special Urban Plan (EPS) of the core of the Delignitization Zone of Ptolemaida, Megalopolis and Amyntaio-Kleidi-Achlada

The project involves consulting support for PPC SA and PPC Renewables during the process of preparing, submitting, and approving studies for the Special Urban Plans (EPS) of the core of the Delignitization Zone of Ptolemaida, Megalopolis and Amyntaio-Kleidi-Achlada. This support includes descriptive and geospatial compatibility checks of the EPS studies with the directions of higher-level planning frameworks and the legislative framework for Delignitization, in addition with the adaptation of the EPS studies to the guidelines and feedback taken from PPC SA and PPC Renewables.

Technical Support to the Municipality of Ios

G+A is providing spatial planning services to the Municipality of Ios, developed in three stages. The first stage involves researching, gathering, analyzing, and evaluating spatial data and relevant studies related to the island of Ios. The goal is to conduct a preliminary assessment of key factors that will promote a modern and well-balanced spatial development plan—in economic, environment, and cultural terms. During the second stage, the team worked closely with the municipal authorities to shape the island’s economic, social and spatial development vision and define its key directions. The third and current stage focuses on providing technical support to the Municipality, particularly regarding the planning framework that is currently being drafted (Local Spatial Plan – T.P.S.), as well as the upcoming investment projects (Special Spatial Development Plan for Strategic Investments – E.S.H.A.S.E.) planned for Ios. Additionally, this technical support includes an assessment of the island’s Carrying Capacity, which takes into account the landscape as a key factor. This approach helps to effectively and precisely evaluate the impact of human activities—especially tourism—on the island.

Aidipsos’ Thermal Baths

The urban study concerns the design of a master plan for the promotion, protection and reconstruction of the Aidipsos’ thermal baths. It is an emblematic project which is carried out within the framework of the Reconstruction Program for Northern Evia, and, while focusing on Spa Wellness Tourism, it aspires to be a driving force for the tourism development of the region, as well as of the whole North Evia.

Participation in the open Architectural competition of E.Y.D.A.P. S.A. for a property at 156 Oropos Street, Galatsi

The competition focuses on formulating architectural ideas for the design of the new building complex and its surrounding area, which will house the administrative services of EYDAP SA (administrative spaces – offices, a multipurpose hall, meeting rooms, electromechanical facilities, underground and above-ground parking areas). The company’s participation lies in the urban planning integration of the architectural concept and recognizing the importance of the site and the adjacent area for the city.

The main objective is to enhance the multifaceted character of the proposed building, which will not be limited to serving EYDAP’s operational needs but will create a meaningful daily space with activities, land uses, and connections to evolving networks and routes in the wider area.

Northern Evia’s EPS

The project revolves around the development of a Special Town Planning proposal for the Municipality of Istiea – Edipsos. The proposed plan will be an integral part of the national effort to alleviate the disastrous consequences of the August 2021 wildfire in N. Evia, and it is called upon to cope with critical spatial, environmental and developmental challenges that arose then. At the same time, this is an opportunity for the implementation of an integrated spatial and urban plan that will cover the Municipality of Istiea – Edipsos in its entirety, as spatial organization has been to this day sparse in the area.

Varko Bay Resort

The project centers on an implementation study for a mild yet compelling investment plan, in a touristically underdeveloped area with significant potential, under environmentally and societally sustainable terms. The proposed strategic development unfolds in a plot of 182 stremmas, located in Varko, Vonitsa and includes a Complex Tourist Accommodation area with a luxury hotel, tourist furnished houses (villas) and other tourist facilities.

Limnos Project

This project concerns a town planning proposal within the framework of the Special Town Planning Plan (EPS) tool of art. 8 of Law 4447/2016, for developing a high-end Tourism complex including 4* and 5* hotels, tourist residences and a tourist port facility. At the same time, the firm conducted a tourist identity study for the island, highlighting the importance of “land”, meaning the importance of the primary sector and current island morphology. Finally, the study supports the evolution on an expanded tourism model strongly connected to the island’s “land values”.

Mykonos Resort

Proposal for the development of a touristic strategic investment, with the aim of developing the first to date Complex Tourist Accommodation area on the island, with 5* hotel facilities, tourist furnished residences (villas), other tourist infrastructure and accompanying facilities. The project promotes the harmonious coexistence of new and old tourism models, as well as the protection of the special natural and man-made Mykonian landscape. Accompanying the planning proposal, the team undertook the preparation of a Tourist Carrying Capacity study for the sustainable inclusion of the project on the island, a Landscape study, and developed a proposal for a non-binding Masterplan, where emphasis is placed on spatial restoration projects (trails, streamside area) and the possibility of opening part of the plot to local residents and visitors.
